Escrow
An escrow account is a trust account on which part of the purchase price is deposited to secure potential warranty or indemnity claims. Deposit periods of 12 to 36 months are common, depending on the type of warranty and the risk profile.
As an alternative or in addition, W&I insurance is increasingly used to reduce the need for escrow funds and to make the sale proceeds fully payable to the seller at closing.
